"Ruthie Nicholas Review 78 Bluff View Clio Conclusion: Hire Ruthie to sell your house. You’ll be glad you did. Early in 2022 Ruthie sent me an email message introducing herself after my house failed to sell during 2021. She was the only realtor to do this so I decided that she was a realtor who earnestly wanted to sell my house. Neither my former realtor nor her company reached out to me for resuming our contract to sell my house in 2022 (big mistake). Ruthie’s real estate market analysis showed that by reducing the $1.1M asking price by $5,000 to $1.095M we could attract buyers who might otherwise be discouraged by the former price. So, the house was correctly listed at a price that fit current market conditions. The house suffered a series roof/chimney leaks at about the same time that the house went under contract with Ruthie. These problems and repairs lasted until close of escrow because I could not find competent contractors for repairs in a timely manner. Throughout this time Ruthie used her knowledge of building trades people in the area to help me find competent repair people. Ruthie kept my spirits up during this time by telling me that roof leaks happen in the mountains, they are fixable and really not a show stopper so don’t worry about it. Ruthie is a ‘quick study’. She promptly ascertained that the house Taliesin architecture and lot features had not been properly shown and advertised previously. She also decided to feature the deck living area and staged it with furniture and an umbrella for showing it’s recreation potential. Then she had photographs taken at dusk for showing the house interior Taliesin style lighting features, views of the deck and the golf course that changes color to an emerald green, and pine tree needles that glisten in the evening sunset. Ruthie should receive an award for her efforts because the photographs are spectacular and attracted several potential buyers. I’ve not seen realtor property photographs taken at dusk before or since."
